Bangkok builder often gets asked when the best time to start building a house in Thailand and how best to plan in regards time and seasons.

The best way to consider the planning is to consider the timing and how long each stage takes to complete.

The best time to start a construction project is when the weather is dry and there is little rain. So in Thailand from November to January is probably the best time. However you can start at other times during the year but naturally heavy rain delays works. But all of this should be considered.

The Architectural Stage

The architectural stage takes a minimum of 3-4 months for the architect to complete the detailed construction drawings, after the preliminary design stage has been confirmed by you. So you need to include this in your planning.

It is never a good idea to rush the architect or architectural stage. So with the stages involved, our advice would be to give you a minimum of 6 months for architectural stage. It can be quicker, but to be on the safe side allow a minimum of 6 months.

Application for Permissions to build

Every building project requires the permissions to build from the local government authority. The time this takes depends on the type of project and the specific area. House permission can take 2 weeks or several months. But from our experience, for a single house, it normally is quite quick, as long as everything you supply is correct – So a few weeks is normal. You must check with your local authority.

Construction Stage

The construction schedule and time it takes to complete a construction project, depends on the individual project, so it varies. For a standard size house it can take approximately 10-12 months.
