We are very excited to be in the final stages of the construction of our clients 650 sq.m house in Prachinburi, Thailand. The project has gone so well and it has been our pleasure to be the  construction contractor. Much appreciation to our client.

He and his wife are now in the process of choosing the light fittings, paint colours, bathroom furniture and various others parts of the  final installations. We help each customer with options and choices for the finishes such as wall tiles, floor coverings and bathroom products. There are many aspects to consider in construction. But the main ones:

Build a House in Thailand: Planning- The Best time to Start by Bangkok Builder

Bangkok builder often gets asked when the best time to start building a house in Thailand and how best to plan in regards time and seasons.

The best way to consider the planning is to consider the timing and how long each stage takes to complete.

The best time to start a construction project is when the weather is dry and there is little rain. So in Thailand from November to January is probably the best time. However you can start at other times during the year but naturally heavy rain delays works. But all of this should be considered.

The Architectural Stage

The architectural stage takes a minimum of 3-4 months for the architect to complete the detailed construction drawings, after the preliminary design stage has been confirmed by you. So you need to include this in your planning.

It is never a good idea to rush the architect or architectural stage. So with the stages involved, our advice would be to give you a minimum of 6 months for architectural stage. It can be quicker, but to be on the safe side allow a minimum of 6 months.

Application for Permissions to build

Every building project requires the permissions to build from the local government authority. The time this takes depends on the type of project and the specific area. House permission can take 2 weeks or several months. But from our experience, for a single house, it normally is quite quick, as long as everything you supply is correct – So a few weeks is normal. You must check with your local authority.

Construction Stage

The construction schedule and time it takes to complete a construction project, depends on the individual project, so it varies. For a standard size house it can take approximately 10-12 months. For larger more luxurious home it can take 12 to 18 months. If you build with Bangkok Builder we provide the time it takes in our contracts and a schedule of works. The construction contractor should provide the projected time to build and a schedule of works. So you must discuss this with the construction contractor before starting the project, as each project is different. Bangkok builder talks to you about this at the time before starting and gives you clear time frames of how long we think it will take. Weather and suppliers do affect how long it takes, but from our experience the above time frames are a good guide. Trying to rush a construction project is never a good idea, so give yourself sensible time scales.

Here is the latest update for our customers house construction in Prachinburi, Thailand. We are happy to say the ground slab concrete pour is happening today. The customer is very happy, as we are now 3 weeks ahead of schedule. Bangkok Builder always tries to keep to the schedule provided, or if we can, be ahead of the schedule. Much depends on when one starts a construction project with regards to the seasons, which effect works. If there is very heavy rain, then this naturally slows progress. So it is a good diea to start a construction project at the right times. Currently the weather is dry and fine, as we started the house build in the dry season. Land Boundary Survey and Boundary Marker Post Check

If you are about to build a house in Thailand or carry out a construction project in Thailand, it is very important as the land owner, to have your land boundary lines and markers checked by the local government department.  It is inexpensive and well worth doing to avoid any potential issues that could arise if the land boundary lines and markers are not accurate, or not exactly the same as shown on the title deed.

The local land department office should be able to assist you, or direct you to the right persons to talk to. They will let you know when they can come to the land and do a survey to check boundaries and marker posts against your title deed.  Land owners should have one done; to avoid potential problems such as conflicts with neighbors, in regards their land boundary.

For example, if you build the garden wall and it infringes onto the neighbors land, then they could ask you to knock it down. Or your house when built may not be in the correct location according to regulations, so have a boundary survey check done. Bangkok Builder recommends anyone who owns land and is going to carry out construction in Thailand, or build a house, to have this done.  It is easy and not costly, but gives you a good degree of peace of mind.

It is a good idea to start architectural drawings within plenty of time, as they can take 3-4 months, after you have confirmed all the preliminary design, master plans, floor plans, elevations and perspectives. At the end you will have full sets of professional drawings, that cover all architectural, engineering, structural, mechanical, electrical and sanitary/plumbing drawings.
