In Thailand construction should be considered with the same sensible procedures as you might in other countries. Building a home in Bangkok is not so different from building a house in England, Europe, USA or Australia. Some slight variance in the process, but building a house in Thailand, is basically the same as building a house in most countries. Methods vary slightly and regulations of course may differ, but on the whole, it is not so different. So naturally, there are certain steps you should consider that help avoid potential issues and are part of the correct way to carry out a house build. It all helps you to make sure the house is built correctly, is within the regulations and laws of Thailand and to the best possible standards. To avoid them, or ignore them, is to do so at your construction projects peril. Construction has procedures; and any experienced construction person would advise you to follow them and adhere to them. It also potentially can save you a lot of money and some potentially serious problems.  Why have headaches, when you can avoid them. We are great believers that doing it right first time, is best route forward.

Boundary Survey
We always advise our customers in Bangkok, to have a land boundary survey done. It is carried out by the local officials and you can ask for one direct.  It is not a full topographic survey, but a low cost way to have your land boundaries checked against your title deed. The officials will come out and check land posts and the boundary line against the title deed. This is a very good idea to have done, as it is inexpensive and gives you peace of mind. It also helps avoid any potential disputes with neighbors in regards the boundary line. This can happen and has. Often when a wall is being built, which encroaches onto a neighbors property, or in regards set backs from the boundary line. The last thing you need is to later find out that the neighbor thinks you have built it on his land. So we strongly advise you, to have one carried out. Your Thai representative or partner can go to the respective government office and ask for this to be done. Highly recommended.

Soil Survey
If you are building a house in Bangkok, constructing a condominium building or building any form of property in Bangkok, you must have a soil survey. It is very important. A team will come out to your land and using machinery, bore holes down into the ground and take soil samples at various depths. Those soil samples are then taken to a laboratory and tested. You then receive a report back. This is vital for the engineer to know. They calculate your house structure, loads and how far the pile should go down into the earth, so your home is strong, structurally safe and will not move or subside, based on the information. In Bangkok due to its soil consistency, often piling has to go down quite far to take the property weight and loads. If not, you could have subsidence and serious problems with your home not being structurally safe or sound. So you need to have a soil tests carried out. Topographic Survey
If your land in Bangkok is not flat, not at road level, is sloped, has contours, or has existing buildings that remain, large trees etc, then you may well need a topographic survey. This is carried out by a professional surveyor. They can identify and map the contours of the ground and existing features on the surface of the earth or slightly above or below the earth’s surface. They are also required by the architect and engineer to enable them to design and do all the drawings correctly, based on your land. If the land is sloped they need to know and must use the topographic survey plan to help create their drawings correctly. If your land is flat, at road level, has electrify and water on the road ready and you have no existing buildings or contours, then you may not need one. But if not, then you must have one done.

Bangkok Architect
To build a house in Thailand, you must by law and according to regulations, have a professional, licenced Thai architect do all the architectural construction drawings. The professional architectural drawings must be in Thai language and use Thai measurement systems. They must be in accordance with Thai laws and building regulations. Some English can be used to help a foreign person read them, but the majority must be in Thai. They must include professional engineering drawings completed by a licenced Thai engineer. In Bangkok just as overseas, architectural drawings will include master plans, floor plans, elevations and perspectives. There will be all the structural drawings, engineering, architectural, mechanical, electrical and sanitary/plumbing. All signed off by the professional licenced Thai architect and  licenced Thai engineer. If not, then when you apply for permission to build, you will be turned down. Professional architectural drawings are so important. They take time and are vital for the success of the project.

Earth Fill
If your land is not flat and at road level, you may need to increase the level with earth. This is something you can discuss with the builder in Bangkok or do it yourself. Normally when customers come to us, the land is ready to build on and they have already dealt with this, if earth fill is required. Once we are engaged as the contractor, or our architect is engaged as the architect for the house,  Bangkok Builder can come out to see your land and guide you. We can advise if you need earth fill.

Building a House in Bangkok
Once you have the final set of professional drawings, you must then apply for application for permission to build at the local government office. Once you have permission to build, then the builder can start construction. Bangkok Builder has many years of experience in building houses in Thailand. We have built small houses and we have built large luxury homes. The first step is for us to complete a cost quotation to build. To do this, we need to have copies of the finished architectural construction drawings, all signed off and ready. Once we have these, including all specifications and materiel choices, then we can start to complete a cost quotation to build. A quotation normally takes 2-4 weeks depending on the size of construction project. Once you know the cost, then if you wish to go ahead, we sign contracts, a deposit payment is made by you to us; and we start building your house. Payments are in stages and according to the schedule of works. We provide a contract for us both to sign and this includes a guarantee.
