We can build houses in Bangkok, Nonthaburi, Pathum Thani, Samut Prakan, Nakhon Nayok, Chachoengsao, Chonburi, Rayong, Nakhon Pathom, Samut Songkhram, Samut Sakhon, Cha-Am, Petchaburi, Hua Hin, Prachuap Khiri Khan and Prachin Buri.

First Step in Building a House

The first step is for us to inspect your architectural drawings provided and signed off by the professional Thai architect, in addition to the professional licenced Thai engineer. All of which you require to apply for permissions to build your house.

If you do not have professional architect’s drawings completed by a licenced Thai architect, we can assist you with this too. Our architects speak Thai and English and have helped design homes all over Thailand. Architectural drawings take anywhere from 3-5 months to complete depending on your changes and choices. Second Step in Building a House

Once we have inspected the architect’s construction drawings, we can provide a quotation to build your home. This takes about 2-4 weeks depending on the size of house. Contact us if you would like us to submit a quotation to build your home.

Once you have permissions to build the house from the local government office, have agreed our quotation, we then sign a standard, comprehensive construction contract. On transfer of the first stage payment and application having been granted by the local government office, then we can start to build your house.

Naturally we will make a site inspection to make sure your land is ready to build on before we start building. If the land is flat and at road level, then normally construction can start. However if it is below road level or not flat, with contours or obstructions, then you may require to earth fill and raise the levels, and/or have a topographic survey done. We can advise and help with this.

Soil Tests in Thailand

For an engineer to know how deep to pile, he must know what is beneath your land and the consistency and material of the soil below. This is what the structural engineer uses to calculate various aspects of the structure. We can help you have this done. It takes 1-2 days normally on site and 2-3 weeks for the laboratory report. This is quoted for separately and is carried out before architectural and engineering drawings are completed. Please contact us if you require a soil test in Thailand.

Our construction contract is comprehensive and details all that we provide, give clarity to our service, our guarantee and also lists the stage payments and schedules.  Payments are paid over the course of construction at various stages of development
